Colman Architects is continuing to work closely with the Borough of Spelthorne and clients Clerical Medical Investment Group in the successful transformation of the Elmsleigh Centre in Staines, Middlesex. Spelthorne are freeholders of the Centre, with a 125 year lease granted to CMIG. The multi-phased development strategy of the Elmsleigh Centre forms the initial component of our Master plan to expand Staines town centre, in accordance with Spelthorne's Planning Brief, through to 2016. The £7.8m, Phase 1 redevelopment of the 250,000 sq ft Elmsleigh Centre was completed, on programme, in 2004. This refurbishment included a completely new front entrance and 7,000 sq ft Unit (for Monsoon/Accessorize), glazed roof to allow natural lighting and ventilation, contemporary interiors and a new brand identity and signage.
The £6.2m, Phase 2 reconfiguration was completed in July 2007. This major reconfiguration of existing units and new extension to the First Floor created a new 50,000 sq ft store for BHS and one of the largest Costa Coffee cafés in the country. New Units were also created for La Senza and Johnson’s Shoes in the East Mall. A new £0.5m, over tiling, flooring contract was completed in February 2008 to enhance brand identity and create infrastructure for RMU’s and marketing/promotions.
The Phase 3A Planning Application received approval in August 2010 to create 65,000 sq ft of retail over 2 floors for two large national fashion retailers. The project includes an extension to the South Mall and new South Entrance and a new reconfigured bus station.
