Arndale House, adjacent to The Broadway Shopping Centre, comprises half a city block with retail space on the Ground and First Floors and office accommodation on the 7 upper floors with Change of Use Consent for Residential and facing a second floor roof garden.

We re-configured the outdated, retail space into 9 shell units with modern double-height shopfronts. These targeted the restaurant and cafe tenants reflecting the changing environment stimulated by The Broadway.

Providing all the shopfronts and fully modernising the 3 double height retail elevations allowed the branding of the retail block as a single entity. Xchange, Bradford. The design exploited the 2 storey opportunity and created an image for the end of the city block as a branded location.

To achieve this we removed the 1960’s gridded down-stand metal screen to expose the hidden first floor retail space and removed the tired pilaster cladding. We celebrated the concealed first floor retail space by extending new glazed shopfronts up full height in a unified shopfront design. We kept the existing canopy above them to mark the top of the double height retail space but re-lined it with a warm timber boarding and concealed lighting. New porcelain and metal pilasters were added with lighting and projecting signage featuring both the Xchange brand and tenant signs.

Tenant shop signage was placed internally behind the shopfronts.

New tenants including Five Guys burger restaurant and Esquires Coffee were focused on the adjacent pedestrianised streets beside The Broadway and existing traders Bon Marché & Bright House were relocated near bus services on the main road.
